Plans have been revealed that show proposals to transform the building that currently houses Swansea’s McDonalds at Castle Square. The proposals by local development group Kartay involve remodelling the empty third and fourth floors of the five-story building and building a five-story extension. Developer say the proposed refurbishment will provide 29 apartments to the upper floors, including 16 one-bedroom flats and 13 two-bedroom flats. https://lnkd.in/gik_JK6e #swansea #citycentre

Development Projects I'm Most Proud Of: Chater House, Roman Road, Bethnal Green This is going back a while. It was the 1990s and I'd just moved from Southampton to London and taken on my first team manager role for South London Family Housing Association. I was given this project to take on a somewhat 'unloved' ex-Council block and turn it into a Shared Ownership scheme. I felt that, to make a success of this, some imagination was going to be required. Working with the Employer's Agents and Architects, we put a lot of work in to the design. We picked up on some elements of the architectural style of the existing building and settled on an art-deco theme to build upon. The flats were re-configured, and this resulted in creating a couple of maisonettes at the end of some of the upper floors. Space was at a premium in these, so we created maisonettes with spiral staircases (I can't imagine making a choice like that now!). I also remember we paid a lot of attention to the interiors of the new lifts in the block, including installing a faux-walnut finish. All the front doors had port-hole style round windows in them. It wasn't the cheapest refurbishment, but it stacked up financially, and it looked what I considered to be very attractive at the end of the job. The proof of the pudding was in the sales, which were impressively quick. I looked the building up and found the photo below on Flickr. I think the building still looks attractive decades later, and the flats seem to be holding their value on the resale market. For many years since, I've frequently asked colleagues what the USP is for the individual schemes they're working on. Design matters. It's what gives places longevity and enhances people's lives. I know that there's a shortage of affordable housing and an ambition to deliver more at volume, but let's not just throw up ugly crap that we'll be ashamed of as our careers reach maturity. There are lots of projects ongoing where people put the effort in to creating an attractive place for a community to thrive, but that's not always the case. Like me, later in your career you'll want to look back on projects you've been involved in and enjoy a little heart swell about places where you really made a difference. Make it happen! [NEWS] Brixton coliving scheme secures planning Mitheridge Capital Management and LGL have received planning consent for a coliving and light-industrial development in Brixton, south London. 🏙️✨ The Hardess Yard project, designed by PLP Architecture, will feature 320 coliving studios, 1,400 square metres of industrial space for creative SMEs, and new public areas including a pocket park. The development is aiming for WELL Platinum and BREEAM Outstanding ratings. Exciting News: Full Planning Permission secured for Alterations and Extensions to the Former Beales Department Store in Bournemouth! We're thrilled to announce that tor&co has secured full planning permission for the transformation of the iconic former Beales department store in Bournemouth into a vibrant mixed-use scheme! This project will create: 130 new residential flats 3 hybrid-use commercial units across basement and first floor A gym and swimming pool across basement to upper ground floor 42 parking spaces on subterranean levels, accessed by two car lifts tor&co provided a comprehensive range of services for the private client, including architecture, planning, heritage, landscape architecture, and viability expertise. We worked collaboratively with BCP Council and consultees to navigate the complex constraints including the close proximity to multiple designated and non-designated heritage assets, including the grade I listed St Peter’s Church. The consented scheme retains the existing building’s core structure and introduces many design features which nod to the historic design. The development was praised by the case officer for its efforts to preserve the non-designated heritage asset. This development will not only help to address Bournemouth's significant housing need but also revitalise the building through the re-instatement of commercial uses at ground floor, animating the building throughout the daytime and into the evening. Get ready for the tallest skyscraper in the Southern hemisphere and world’s tallest vertical garden 💚 STH Bank by Beulah is a $2bn development and Australia’s most ambitious ever skyscraper. The approved development at 60 Southbank Boulevard in Melbourne will be 365 metres tall. The skyscraper will feature 15,500 sqm of landscaping with 30,000 plants on its exterior. The two-tower development will feature residential apartments, 35,000 sqm of office space, a Four Seasons hotel, conference and entertainment centre, an international art gallery and a sky garden. Multiplex are set to be the contractor for Australia’s most iconic project. Work starts in 2024 is expected to take 5 years to complete.
