Great to see our work still going strong after more than a quarter-century in the Midlands! Matthew Montague Architects spotted this investment property at 1–4 Market Place, Cheadle for sale last week. This site, where we secured listed building consent 21 years ago, continues to deliver substantial returns, now offering an impressive 8.93% yield—a solid return on investment. Marketed by our friends at OMEETO, the property combines commercial shops and residential maisonette-style units. Achieving nearly 9% on a property valued at £800,000 highlights a favourable rental market in Cheadle and underscores the enduring appeal of properties with this mix of historical character and modern function. We believe well-preserved listed buildings preserve architectural character and bring sustainable robust investment potential. This Cheadle property showcases how the right blend of historic preservation and design can attract strong, stable returns in today’s market. Goldfish & Bay is proud to contribute hydraulic and fire engineering expertise to Urban Property Group’s Little Bay project, recently granted DA approval. This development not only addresses Sydney’s housing needs with the inclusion of affordable homes but also reflects a commitment to thoughtful urban design. Our role involved integrating efficient hydraulic and fire systems into a layout designed by Hill Thalis Architecture & Urban Projects Pty Ltd, ensuring that technical precision supports the project’s architectural and environmental goals. Advanced stormwater solutions, in particular, complement the site’s coastal features, reinforcing its connection to the natural landscape. This project is a step forward in balancing housing, sustainability, and design excellence. Congratulations to Urban Property Group and the talented collaborators driving this meaningful initiative. We’re excited to share that we have received approval for our amending DA at our project in Little Bay. This is our fifth project to use the NSW Government’s affordable housing policy. This approval introduces not only additional market housing but, more importantly, provides 15 much-needed affordable homes in Sydney's eastern suburbs. These affordable homes represent a valuable first step toward alleviating the housing pressures in the area. By expanding and diversifying the residential options in Little Bay, this development is a small step in the right direction towards addressing our housing crisis. With this DA secured, the Urban Property Group team is forging ahead, aiming for completion in 2026. Once finished, this development will invite new residents to become part of the Little Bay community—where beautifully landscaped streetscapes blend seamlessly with a stunning coastal setting. A special thank you to Beam Planning for your invaluable support throughout the development process. Your expertise and collaboration have been greatly appreciated. 📍 Moor Lane, Bolton. Step Places faced an extremely tight funding deadline for securing planning permission for the Moor Lane site, in part due to its significant strategic importance within the 2017 Bolton Town Centre Framework. A 'key intervention area' and not to mention a vital route for improving pedestrian movement across the town, the site was already of significant interest to local politicians, stakeholders and the community. On top of all that, half of the site lies within the Town Hall Conservation Area, and in the setting of two important listed buildings. Our challenge was therefore... 🏘️ Get the design absolutely right ⌛ Do so incredibly quickly Intrigued? Cambridge's housing landscape has been shaped by fascinating historical forces over the decades. As a construction company specializing in renovating historic homes, we at HKF Construction appreciate the rich architectural stories woven into the city's residential fabric. The Early 20th Century: A Time of Architectural Diversity Prior to the 1930s, Cambridge embraced a wonderful mix of housing styles from cozy single-family cottages to multi-family homes and modest apartment buildings. This variety provided options for different family sizes, lifestyles and income levels. The intermixing of housing types created visually interesting streetscapes and socioeconomic diversity within neighborhoods. However, the introduction of zoning laws in 1926 proved to be an inflection point. New construction of multi-family homes and small apartments quickly dried up after the 1930s. These zoning policies, while intended to improve living standards, had the unintended consequence of reducing housing choices for Cambridge residents. The older a building gets, the more likely it is to be recognized and celebrated for its unique architectural and historical significance. Being listed also means that a property falls under the planning system's consideration, ensuring its protection for future generations to enjoy. In England, there are approximately 500,000 listed buildings categorized as Grade I, Grade II*, and Grade II, each denoting varying levels of importance. Only a small percentage, 2.5%, are classified as Grade I, indicating exceptional interest. Here are some of the top Grade I listed properties currently available on the market - ranging from a charming townhouse in the historic Chatham Dockyard to a grand Jacobean hall in Cheshire, along with city and country apartment conversions.
