Plans for an office complex near Forsyth Park advanced after receiving zoning approval from the MPC. The project at West Park Avenue and Whitaker Street will replace the Sterling Seacrest site with a multi-story building and underground parking. The rezoning allows for a larger building footprint and height. Despite neighborhood opposition, the Victorian Neighborhood Association supports the project. 🗞️ Development news: Lovell Plants New Tree and Bench at Kirk Ella Development in Partnership with Local Council Lovell, a leading name in property development, has reaffirmed its commitment to enhancing local green spaces by planting a new tree and installing a bench at The Sycamores development. This initiative was made possible through a grant provided by the East Riding Local Council and championed by local ward Councillor Gary McMaster. The new tree replaces an infected oak that had to be removed during the construction of the development. The oak’s removal was necessary to ensure the safety and longevity of the area’s natural environment. Now, thanks to the collaboration between Lovell and the council, the space has been rejuvenated with a vibrant new tree that symbolises growth and sustainability. A new bench has also been installed, providing a tranquil spot for residents and visitors to enjoy the revitalised surroundings. Philip Thalis says 'We need mid-rise buildings four to six storeys that are no taller than the trees. People living in walkable green streets, with public parks and transport nearby'. It seems that architecture and law are at one on this point. Legally, we need buildings that are human scale, that their owners have an outside chance of managing themselves instead of being compelled to employ expensive professional services to manage the expensive infrastructure they own but can't run. We have submitted plans to Reading Borough Council on behalf of developer Elder, for the new Greyfriars House co-living scheme. Situated at 20-30 Greyfriars Road, Elder's plans propose demolishing the existing building on-site to make way for a new development. The project includes a part seven, part 13-storey structure, featuring 266 co-living units—comprising 243 standard units and 23 larger, accessible units—designed to meet the applicable co-living design standards. Elder’s co-living concept reimagines urban living by engaging its local community and maintaining strong ties to the local area. Taking cues from how WA is able to scale up workers from our north-west resources or infrastructure projects, here is an accelerator idea to deliver longer-term, permanent living options into Western Australia faster, cheaper, and more sustainably. By providing short-term housing solutions (say 10-15 years) as construction and key worker villages across the Perth metropolitan area, this will then increase the supply of long-term, permanent, and affordable housing, as it will allow for more trades to flow into the industry and therefore more permanent homes to be built. The villages could be provided on under-utilised crown land, or on land in areas such as around new Metronet train stations that currently don’t meet private development hurdle targets to develop now - allowing the land to be put to good use straight away, then sold off and developed by industry in the future when returns improve. This idea could work anywhere else across the country, as long migration opportunities for international key construction workers are also supported by the Federal Government. As a consequence, more workers/construction labor force in the WA market means more competitive pricing of projects, faster delivery of housing, and keeping construction costs down. Furthermore, this is a step closer to being able to move from the 16,000 dwellings currently being delivered annually to the required 25,000 to meet our Federal housing targets. Living in these homes is a short-term accommodation option that will accelerate the delivery of suitable permanent housing options for workers and their families to live in, as more homes are delivered into the WA market and our rental vacancy increases.
