The proposed SoLa development in Michigan City raises significant concerns about its location and impact on the lakefront. As a lifelong resident of the region, I believe development of this size, so close to Lake Michigan, risks compromising the area’s natural beauty, public access, and community identity. Daniel Burnham, in his 1909 Plan, said, “The lakefront by right belongs to the people… not a foot of its shores should be appropriated to the exclusion of the people.” This principle reminds us that the lakefront should remain open, accessible, and preserved for everyone—not dominated by towering structures that prioritize private interests. SoLa’s design also prompts another question: why was a Chicago firm chosen for this project when so many talented local firms from Northwest Indiana could have been involved? Local firms would bring a deeper understanding of the community’s needs, values, and character. Michigan City deserves thoughtful, inclusive growth, but not at the expense of its heritage or lakefront access. Large developments like SoLa should reflect the needs and voices of the region, balancing progress with preservation to ensure the lakefront remains a shared treasure for future generations. https:// https://lnkd.in/gYyG_524 node/2055/

Mass Timber Solutions for Affordable Multi-Family Housing By Michael Scancarello, PE, and Andrew Ruff Mass timber structures are becoming more frequently studied as a leading choice for high-end residential and commercial structures for their sustainability and aesthetic benefits. Perhaps often overlooked, mass timber also belongs in the conversation when it comes to multi-family residential projects, including those classified as “affordable housing.” Providing 69 units of affordable housing along with ground floor retail while funded through typical methods for affordable housing projects, the 340+ Dixwell project is one project that demonstrates this possibility. While this article does not spend time addressing the funding or specifics of affordable housing, it will present challenges and solutions to successfully delivering a cost-effective mass timber structure in this typology. WEST DENTON WELCOME: It was great to welcome friends and stakeholders recently to an open morning at our exciting new Hillhead Road affordable homes development in West Denton. Despite the weather, a good number dropped in to discover more about the £7.3 m scheme, designed by P+HS Architects, which will eventually see a mix of 45 two, three and four residential properties constructed for Karbon Homes. The properties, which are available for rent, shared ownership and rent-to-buy, are playing a significant part in helping to meet the huge demand for affordable social housing in Newcastle and the wider region. In terms of occupied plots, 25 have residents and there are a couple more awaiting imminent handover, Adderstone Living Managing Director Stephen McCoy (pictured with other team members at the event), said: “It was good to catch up with so many people, including our friends form Homes England, to let them see for themselves what a terrific scheme this is as it nears final completion. “The sustainable design, construction and placemaking we have built in are key to realising the development’s scope and vision, making it suitable for homeowners with a wide variety of needs. We are incredibly proud of what we have delivered for our client and the local community.” Zoey Hawthorne, Assistant Director of Development Delivery at Karbon Homes, said: “It’s brilliant to see this development of smart, energy efficient new homes finished and handed over to new residents.
