Located in the heart of Watford’s shopping district, last week’s planning submission for the scheme at 101 – 107 Watford High Street illustrates a fantastic example of sustainable High Street regeneration. CJCT’s design on behalf of Aspect Property Group and ACRE demonstrates how a vibrant, design-focused mixed-use development can revitalize a retail site in need of transformation and contribute to the town's dynamic future. The scheme incorporates 10,200 sqft of contemporary retail space and 59 homes in a design that respects the historic character of nearby St. Mary’s Conservation Area and builds on the opportunities arising from its setting nestled in the town’s retail core. An elevated ‘secret’ courtyard provides a green oasis for residents and improves the site’s biodiversity and creates an appealing urban living environment in a highly sustainable location – underpinned by high environmental credentials and renewable energy features that will boast a significant CO2 emission reduction. Working with hgh Consulting, CJCT and the team engaged in an intensive dialogue with Watford Council Planners and Historic England to craft a scheme that positively contributes to the future of the High Street. https://lnkd.in/eW4JcBXP

Designed for Frasers Property Limited, the scheme contains 239 apartments, office and commercial space, but more strikingly delivered two-storey communal gardens on both the eighth floor and the rooftop. CJCT have recently welcomed multiple new starters to our Leeds and London studios to bolster our team and work on a number of exciting new projects. As a practice, we are always looking to support RIBA Part I and Part II graduates in their entry/re-entry into the profession: Theo Clarke joins the practice as a Part II Architectural Assistant in Leeds, having recently completed his Master’s degree at the University of Northumbria. Additionally, Tommy Callender and Kiyotaka Fisher have started their professional careers at CJCT as our newest Part I Architectural Assistants, following their graduations from Leeds Beckett University and the University of Sheffield, respectively. Having recently relocated to Yorkshire, Emily Rutherford joins us as an Architect in Studio North with an impressive portfolio of work and a wealth of experience across a range of sectors. Finally, Charlotte Brookhouse will soon be starting as our newest Architect in our London studio, contributing her expertise in commercial, residential and mixed-use developments to our talented team. Last week, CJCT took home ‘Best in BTR’ at the Yorkshire Children's Charity’s Residential Real Estate Awards for our landmark development, The Junction. We’re proud to see the enormous impact that the 665-home BTR scheme has already had on Leeds and the wider county, and appreciative that this pride was reciprocated at The Resis. At a macro level the approach taken here should serve as an example of what can be done in a commercially viable manner whilst still respecting the value of our region’s heritage. At a local level, The Junction has had the effect of extending the city south and west adding much needed housing into the city centre. It continues the historic grain that we established at Wellington Place and knits together several disparate sites. Well done to all those involved in bringing this achievement forward, and thank you to the Yorkshire Children’s Charity for putting on such a memorable event for a great cause. We’re pleased to share that the event raised an amazing £137,000 for children in need across the county, and grateful to be a part of the local industry that helped to make this happen. We’re happy to share that our Leeds II scheme with HUB Bridges Fund Management Ltd. and Realstar has recently topped out! No expense was spared at the scheme’s topping out ceremony last month: Leeds II’s design and delivery team enjoyed food, drinks and were even serenaded by a live brass band on the 31st storey of Block B! Delivered by RG Group, the 488-home #BTR scheme is the newest addition to CJCT’s portfolio within the Whitehall regeneration area of Leeds, following City Developments Limited and Native Residential's The Junction, and HUB and Realstar’s first phase Leeds I scheme. Last week, CJCT’s Oliver Kampshoff joined Team Imperial College London representing White City, one of London’s major regeneration hot spots, at Club Peloton’s Explore 2024. The charity event saw likeminded industry professionals cycle a challenging, yet incredibly rewarding, 440 kms from Rimini to Rome, a route across the Apennines that tackled over 6,500m climbing and descending over smooth tarmac, rocky roads and Strade Bianche gravel sections. The steep hills posed a real challenge to all participants, but also forged strong alliances amongst riders from all ages and sectors within the property industry. Thank you. Explore 2024 aims to raise £40,000 for Cyclists Fighting Cancer, enabling them to build activity zones at four children’s oncology centres throughout the UK, providing junior exercise equipment including recumbent and upright exercise bikes, star walkers, and elliptical trainers. Providing these activity zones ensures that young people are able to maintain a good level of activity at all stages of their cancer journey and beyond and has a huge positive impact on their physical, mental and social wellbeing. For this week's project spotlight, CJCT are featuring our masterplan and architectural design of Leeds' largest commercial hub, Wellington Place. Commissioned by MEPC Limited, CJCT were tasked with the transformation of 14 acres of existing riverside land into a sustainable community providing 2.7 million sqft of mixed-use development. The masterplan developed from a desire to create a continuation of the urban business district with pedestrianised streets and an appropriate scale of buildings to give the feeling of a real urban setting. It was envisaged that the buildings would collectively have an overall architectural language and use of materials to give a sense of solidity and stability whilst allowing individual buildings to have slight differences to set them apart. https://lnkd.in/ehkMNvr4

We’re happy to share that our scheme, Northumberland House in the London Borough of Sutton, has received planning permission. Working with Centro Planning Consultancy for Criterion Capital Limited, our proposal upgrades the existing building to provide an additional 29 BtR apartments. Adaptive reuse and extension will enhance the existing building and prolong the life of a viable structure to avoid carbon intensive demolition and reconstruction. The scheme will contribute to the area’s need for new homes and to further the regeneration of Brighton Road and the wider Borough of Sutton. https://lnkd.in/ex5-NNdq
