🌟Meet the ULI Asia Pacific Executive Committee🌟 I’m excited to introduce Tim Wang as our new Vice Chair for the ULI Asia Pacific Executive Committee. Tim will work with Chair Scott Dunn, Senior Advisor Raymond Chow and me to deepen ULI's presence and impact across the Asia Pacific region. During the past year, I have worked closely with Tim to help ULI navigate the many unprecedented challenges our ULI China Mainland members are facing following the sharp downturn in China's real estate property sector, that will hopefully begin to recover after China's recent fiscal stimulus announcements. As Co-President of Logistics and Industrial Real Estate for 普洛斯中国 GLP China , Tim has been at the forefront of transformational changes in the logistics and industrial sectors in China. Tim brings over 30 years of market experience to ULI in the real estate industry, including leadership roles at Blackstone and, previously, Bank of America Merrill Lynch. Hong Kong needs to hustle & engage to remain at the top of the global city stage and build a future that is relevant to the 3 billion people in Asia / Asean. This recurring theme was highlighted at the ULI Hong Kong Annual Conference held on 23 October 2024, themed "Hong Kong on the Global Stage: Connecting the world, building our future." The event brought together key industry leaders to discuss the city's future and we had the privilege of the Honourable Bernard Charnwut Chan, GBM, GBS, JP – Chairman and President, Asia Financial Holdings Limited to really challenge the ULI Community to be the leaders that assist Hong Kong to rethink the cities future, Susheela Rivers chaired a panel with Don Taylor of Swire Properties, Edwin Chan of New World Development Company Limited, Michael Smith of Hongkong Land Limited, and Ricky Lui of Hysan Development Company Limited. They provided valuable insights on positioning real estate for the future, emphasizing experiential retail, health and wellness, and the integration of art and culture to keep city districts thriving. Retail figures in Hong Kong have rebounded after reaching historic lows in 2020, yet consumer behaviour of both residents and tourists has shifted dramatically, and vacancy rates across the city have soared. Sarah Cooper of BofA Securities kicked off a lively debate at the ULI Hong Kong annual conference with Andrew Moore of Schroders Capital and Tom Andrews of Henderson Land Development Company Limited jousting with Phil Kim of JERDE and Aamir Sakhia on the future of the retail industry in Hong Kong. Despite the headwinds, top luxury brands still have some of their best performing stores, globally, in Hong Kong, and many are continuing to expand their bricks and mortar presence in the city. But for the industry as a whole to survive and thrive, there needs to be collective action to draw in tourists seeking a more diverse and cultural experience, in terms of independent F&B and retail. Tokyo was called as an example to look to. Looking beyond the luxury market, developers should look to satisfy mainstream market demand, as well as focus on the value of experiential retail and placemaking. Chair of ULI Hong Kong, Susheela Rivers chaired a panel of the city's most prolific developers: Swire Properties Don Taylor, New World Development Company Limited Edwin Chan, Hongkong Land Limited Michael Smith and Hysan Development Company Limited Ricky Lui to discuss their visions for Hong Kong, a city that many lament has perhaps lost some of its ‘buzz’. Hong Kong, a city with a unique heritage, needs to be a ‘monocle of Asia’, a destination for all. From the developers’ perspective, experiential retail is essential to keep the city districts thriving, with demand particularly in the city centre. The provision of health and wellness and the integration of art and culture as part of a public realm strategy, can help to extend the operating cycle of these newer areas, breathing life into them outside of working hours.
