More affordable homes in Aberdeen 🏡 PfP are delighted to announce the acquisition of land from The Grandhome Trust that will house 84 new affordable homes in the first phase of the Grandhome Community. Supported by the Scottish Government’s Affordable Housing Supply Programme, these homes will offer a mix of one to four bedrooms. But beyond homes, we aim to create a thriving sustainable Community where People can live, grow, and work. We’re pleased to announce the launch of Greenwood Gardens, the first phase of Lower Herne Village in Kent, in partnership with Places for People. This phase will deliver 128 mixed-tenure homes, providing a mix of shared ownership homes and private homes, the latter delivered by our Countryside Homes brand. This first phase provides the mix of high-quality housing that residents need as well as a significant investment in community infrastructure, including the new Herne Relief Road, to create a thriving and sustainable neighbourhood. This marks a significant step in our joint venture with Places for People as we work together to deliver high-quality homes at pace. In total, 800 new homes will be delivered alongside key community facilities and infrastructure. Full completion is expected by 2035 with phases C & D, comprising 296 homes, scheduled for planning approval in March 2025.

Yesterday’s National Housing Federation event on Equality, Diversity, and Inclusion in Housing reinforced the need for diverse leadership and inclusive workplaces in social housing. Our Group Chief Executive, Greg Reed, contributed to the final panel on leadership and culture, sharing valuable personal and professional insights alongside other sector leaders. His reminder, inspired by Maya Angelou, was that “ People will forget what you said, People will forget what you did, but People will never forget how you made them feel.” – housing goes beyond actions and words. Tom Arey, Director - PfP Thrive, also discussed PfP Thrive's role in plugging workforce gaps in equality, diversity, and inclusion as part of its broader work to upskill the construction and housing sector. 🧡 It's #NationalSupportedInternshipDay, and we’re celebrating the incredible impact of Supported Internships - a pathway that helps young people gain valuable work experience and take their next steps towards employment. ⚡Ewan, an Electrical Intern at Places for People, is a shining example from our programme - gaining hands-on experience in electrical work, his confidence has soared, and he’s now applying for an electrical apprenticeship with our training academy, PfP Thrive! We caught up with Ewan and his mentor Matthew to learn more about his experience: 𝗘𝘄𝗮𝗻, 𝘄𝗵𝗮𝘁 𝗱𝗼 𝘆𝗼𝘂 𝗲𝗻𝗷𝗼𝘆 𝗺𝗼𝘀𝘁 𝗮𝗯𝗼𝘂𝘁 𝘆𝗼𝘂𝗿 𝗿𝗼𝗹𝗲 𝗣𝗳𝗣? "As an electrical intern at Places for People, my role is to be the best intern, working with Dave, I have completed tasks such as house rewiring remedial tasks after testing the installation of new pendants, switches, fans, plug sockets, and much more. I enjoy the social aspect of the job which I think is a key component of the job at Places for People. "Alongside widening my knowledge of electricals. 🏘️ Following the Chancellor’s Spring Statement, our Group CEO, Greg Reed, welcomed the Government’s commitment to housebuilding while emphasising the importance of sustained investment in social housing. Responding to the announcement, he said: “Labour continues to show it is up for the housebuilding challenge. This week’s additional funding will accelerate delivery and we’re already talking to Government about priority sites including in Thanet and Swindon, sites referenced by the Chancellor today and where we stand ready to quickly build many new homes. “Quality new social housing is a known driver of growth and wellbeing, adding millions to the economy, improving health outcomes, and creating thriving Communities. This is sensible investment and Government has listened to our sector, but our voice must remain heard when times get tougher for Communities. We’re really concerned about the impact of the proposed welfare reforms as many of our Customers already struggle to afford the essentials. “A third of our social housing Customers couldn’t work last year due to disability or long-term sickness. One in four struggled with debt or couldn’t afford to put the heating on. Our recent Beyond Homes campaign highlighted our steadfast support to these groups, but state intervention must remain alive enough for us to also commit to planned spend elsewhere – including upgrading existing stock and helping Government to build new homes. “We’re well on the journey to change but the upcoming Spending Review presents a critical junction. The Regulator of Social Housing has awarded Places for People the top ‘C1’ grading based on its performance against consumer standards. Greg Reed, Group CEO of PfP, comments: “The positive outcome of the Regulator’s inspection is an acknowledgment of the extremely hard work our People do every day to support our Customers. It’s also a good indication that we are on the right track, but this is not job done. “I’m pleased the inspection has found that we have the right measures and leadership in place to not just provide the safe and quality homes Customers deserve, but that we can also recognise when something does go wrong and learn from it. “We will continue to build on our relationship with Customers into the future, working closely together to constantly improve and deliver Communities where people can truly thrive.” #BecauseCommunityMatters #WeAreCommunity #ThrivingCommunities #SocialHousing
We have published regulatory judgements for seven housing associations. Following programmed inspections, Cross Keys Homes, LiveWest Homes, Midland Heart and Thirteen Housing Group all received C1, G1 and V1 gradings. Places for People Group received C1, G1 and V2 gradings. Together Housing Group received C2, G1 and V2. A C2 grade means that there are some weaknesses in its delivery of the outcomes of the consumer standards. Following a two-year period of intensive engagement, Rochdale Boroughwide Housing has been given a G2 grading for governance and we removed a previous regulatory notice. We were delighted to hear of the Government's £2b plough into affordable housing. This welcome investment will fund 18,000 affordable and social homes, as part of the target to build 1.5m homes over the course of parliament. 🏘️ Andrew Usher, Group Managing Director at PfP, shares his response: "We’re delighted the Government is keeping its foot on the pedal for housing and recognises the urgency to fund the building of new homes. Sites have stalled, skills have dwindled, and too few homes have been built. This additional £2bn funding will kickstart projects and enable strategic partners that deliver – like PfP – to quickly accelerate delivery. This support is hugely welcome alongside additional investment this week into skills. But Government must still find another gear to unlock housebuilding, future-proof its workforce, and help heal the economy. Recent measures and reform are important bricks in the wall and must be followed by a bold long-term strategy later this year. PfP is like no other with businesses creatively working to drive transformative change for Communities. Our dedicated training academy PfP Thrive is up-skilling the sector while Thriving Investments is leveraging opportunities to bring forward new housing, including through today’s new £200m key worker fund in Greater Manchester. Government needs the right partners to help it go the distance and build 1.5m new homes.
