Yesterday’s ULI Europe Hotel, Destinations and Resorts council meeting; #enriching and #insightful! A greatly inspiring group of professionals with whom we could easily spend another couple of days... We discussed the phenomenon of #overtourism (especially from a #social perspective) in the context of recent protests across Europe. A very complex topic as even within #cities and #destinations, many ‘cities’ exist. And situations are snapshots, ever-changing attitudes and challenges whereby simplistic solutions (such as a ban on short-lets) may not actually solve the root of the problem and even exacerbate the issue. As Gilda Hernandez-Maskivker, PhD eloquently explained, Doxey’s irritation index (an academic theory based on understanding local resident’s changing attitudes) may help maintain a (largely) favourable attitude by local residents towards tourism, like is the case in Novanta in Tuscany. Igor Sancisi delivered an inspiring keynote highlighting the involvement of the local community in his business and (more) even distribution of benefits, now and in the future. Another great proposition was made by Eric Jafari towards #extended-stay, and how longer stays are actually more sustainable in many ways (including increased local spend and greater cultural awareness / curiosity). Tourism and travel have the power to create purpose for locals, and a sense of pride in providing local experiences to travellers. We also asked some interactive questions whereby the overall message was loud and clear - sustainable tourism can’t be primarily the responsibility of business and #collaboration, planning, balance and respect are critical success factors in sustainable tourism. Muchísimas gracias Miquel Rodriguez Planas (director of economic development, Barcelona City Council) for your participation and keynote. These #dialogues between academic, public and private sector are necessary and invaluable. Only scratching the surface on the topic but evident is that more analysis of (big) data, use of technology and better organisation can form steps towards greater sustainability in tourism and travel from a social perspective. Thank you to all panelists Ivar Yuste, Mario Chisholm, Pierre-Louis Bellanger, Pedro Baganha for your valuable contributions, and also to the co-chairs / organisation Jan-Hendrik Jessen, Hilke Nijmeijer, Francisco Rocha Antunes, FRICS. and Mercedes Bosch La Dama Urban Land Institute Urban Input Group

Building Decarb | Responsible Investments | 2024 ULI Real Estate Health Cohort.

“Today at the ULI C Change event, I had an excellent time reconnecting with industry peers and engage in several good workshops. While there is strong commitment to decarbonizing the built environment, significant challenges persist. The drive is there, but it often feels as though we are advancing without a fully developed strategy to balance financial returns with social and environmental objectives. One key point that was underrepresented is the social aspect of ESG. It’s crucial to emphasize that pursuing social objectives need not undermine the risk-return profile. Financial performance is essential, but so too is the responsibility to incorporate both social and environmental considerations into investment decisions. Though measuring social impact is more complex than environmental factors, it remains a critical area for long-term success. Another challenge raised was the need for asset valuations to account for the financial impacts of long-term climate change, such as rising water levels, extreme weather events, and increasing temperatures. It was suggested that there is a correlation between declining real estate values and difficulties in securing insurance coverage. Investors face a growing challenge in assessing physical risks across their portfolios due to insufficiently disclosed data, reinforcing the need for more transparent and comprehensive climate-related disclosures. To move forward, we must adopt a pragmatic approach to evaluating these risks, ensuring we are better positioned to address the systemic impacts of climate change while safeguarding both financial returns and broader sustainability goals.”

Edward Pugh and Stefano Corbella joined Andrea Carpenter and Lisette Van Doorn to share their insights on implementing carbon pricing. The panel provided valuable advice to delegates: Edward, emphasised the importance of simply getting started and incorporating carbon pricing into decision-making processes in a straightforward way. Stefano, highlighted the need to present carbon pricing as an added value, stressing that organisations must build internal knowledge to effectively address this issue. Lisette, referencing survey results, pointed out the need for more education in this area, suggesting that a community of practice would be beneficial. She encouraged organisations to start piloting carbon pricing models. Today, we’re excited to launch three new reports: the first highlights the benefits of carbon pricing, the second outlines key principles for successful implementation, and the third delves into the trends identified from the survey results conducted earlier this year by ULI. #ULICChangeSummit https://lnkd.in/eKFQh_m6
