Did you know that one of our projects is a finalist at the Lincolnshire Chamber of Commerce Greater Lincolnshire Construction and Property Awards? 🏆 Tower Gardens in Skegness, Lincolnshire, is a Grade II Registered Park and Garden and forms part of the original plan for the development of the town, drawn up in 1868! On behalf of Skegness Town Council, we produced innovative designs to make this important green space more accessible, engaging and attractive for the local residents and the many visitors the coastal town has each year. As well as bringing in new sensory features and areas for people to enjoy, alongside G F Tomlinson we also brought back to life beautiful historic features of the park, such as the pond and cascades. ⛲️🌳🌷 We are excited for the awards evening early next month and are keeping everything crossed that this unique landscape project is a winner on the night. Multimillion-pound pier regeneration plans set for approval✅ Plans for the multimillion-pound transformation of Scarborough's historic West Pier look set to secure approval later this week (30 January 2025).💵 Approval is sought for the regeneration project, which includes restoring and repairing the harbour’s existing heritage facilities, as well as replacing buildings that are no longer fit-for-purpose.🔁 The project could also include new kiosks, improved offices, sheds and warehousing for the fishing sector, as well as new parking arrangements, public toilets and a space that can be used for outdoor events and cultural activities.🎣 It's great to see our historic Yorkshire builds being well kept.💪 #Historic #Yorkshire #Construction

Wonderful to see the next phase of PTE designed infil developments with 14 low energy council homes taking shape. Despite being challenging infil sites, the designs make use of our standardised housetypes, helping to manage costs and simplify construction - making this type of site more viable. As well as providing more council homes, the finished schemes will improve urban design and natural surveillance to the surrounding streets and green spaces. We know there is no one-size-fits-all solution to the housing crisis but we think this kind of repeatable intelligent infil is an important tool in the box. Providing more homes in already developed areas improves densities that help to support local services. Also, as I said in a talk I gave last week, make better use of the space you’ve got - and it’s another green field saved 🌳
At Aragon Close and Sackville Close, we are replacing existing garages and hard standing at each development with seven new two bedroom, low-carbon council homes, designed using Passivhaus principles. The homes will have very low energy use and heating costs, with thick highly insulated walls and gas-free heating. The developments will also provide car parking, landscaping, and cycle storage. Have you seen our building work to create new accessible bungalows in Moredon and Walcot? 🚧 As part of the Council’s commitment to building a better, fairer and greener Swindon, two projects are working to create properties which have accessibility and sustainability in mind, addressing a shortage of adaptable housing in Swindon. In Ashley Close in Walcot (top image), the work to build three new three-bedroom homes is nearly complete and it is expected that these properties will be available for tenants to move in to in January 2025. Meanwhile, in Ventnor Close in Moredon (bottom image), construction on eight two-bedroom homes is continuing to progress with the first timber frame now up, while the parking area is now completed. Both projects are being built with the latest energy-saving technology to ensure these homes not only support accessibility but also help residents save on energy costs while reducing their environmental impact. A Homes England site on the outskirts of #Cheddar, and within Somerset’s stunning Mendip Hills, has secured unanimous #planning support from Somerset Council for up to 100 new homes, alongside a 60-bed care home, plus extra-care units, workplaces and a nursery. Good news for LDA Design’s planners, masterplanners and environmental planners who supported Homes England in its application to vary consent, after permission was first secured in 2023 by the site’s former owners. Council members praised the revised application for its improved response to the site’s topography and the introduction of a drainage pond as a more ecological and sustainable way of dealing with surface water. The brownfield site was formerly home to a Yeo Valley dairy storage facility. Homes England will now demolish the existing commercial buildings to prepare the site for a developer. Unanimous resolution to grant planning permission and listed building consent for the refurbishment and change of use of the Grade II listed Silwood Park in Ascot - a vision led by Beechcroft Developments Ltd & NSS IV (Investments) Ltd. The scheme will transform the Grade II listed manor house and its historic stables. The listed building will be sensitively reimagined for 21 apartments alongside 14 new dwellings on the grounds, and the original lodge will be refurbished for modern living. The plans include improved access, parking, and landscaping, creating a sensitive balance between the site’s heritage and its future as a residential community. Montagu Evans provided heritage advice for the Applicant, led by Dr Timur Tatlioglu and Helen Marrison. Timur, Partner and Head of Historic Environment and Townscape, added, “Historic country houses are a type of asset that are increasingly requiring radical yet sensitive solutions to secure their long-term conservation. In this case, the conversion of Silwood Park for 21 apartments was informed by our scholarly approach to understanding the significance of the listed building. We then assisted the local authority through design development to balance the inevitable harm associated with converting the building with the demonstrable heritage benefits that will be delivered by the proposals. Since the 1980s, KMA has been working with clients to preserve existing affordable housing projects. Per the National Housing Preservation Database, more than 50% of existing affordable housing projects are supported by Low-Income Housing Tax Credits (LIHTCs). In addition to LIHTC, Historic Tax Credits (HTCs) can be twinned in the capital stack for a project. In the next five years, 7% of publicly supported rental homes will face expiring affordability restrictions. Across the country these units require immediate investment to ensure the preservation of affordable housing units throughout the communities in which they are located. In addition, there has been a rise in the adaptive reuse of vacant properties into affordable housing. In some cases these properties qualify for HTCs which allow the existing building to breathe new life and revitalize the community without displacing the original neighborhood context.
