A landmark build-to-rent scheme in a sought-after neighbourhood, One Silk Street is a luxury co-living development in the Ancoats area of Manchester. Completed in 2022, It was named Development of the Year (fewer than 100 homes) at the Insider North West Residential Property awards in 2023. We joined forces with architects Falconer Chester Hall and developers Northern Group to bring this attention-grabbing scheme to life. Here's how we helped unlock this site, once home to a 1950s electrical works: 📌 Developed on underused brownfield land, One Silk Street sits on a land-locked site. Following industry best-practice, our land quality specialists provided a Materials Management Plan (MMP) to comply with waste regulation, enabling sustainable re-use of materials. 🏗️ Our civil and structural specialists provided detailed design to enable construction, even overcoming the challenges of the Victorian drainage systems still used in the area. 🏢 Our MEP team was appointed through RIBA stages 4–6 to consider the multiple facets that feed into or influence the building's design and performance. 🔊 Our acoustic engineers developed bespoke solutions that optimised the building’s acoustics, whilst protecting the architectural intent to leave historic elements exposed. 📈 Our specialist fire consultants performed computational fluid dynamic (CFD) and evacuation modelling to determine safety margins, resulting in an increase in lettable space, whilst maintaining a safe design.
