The Carpenters Estate Masterplan has been shortlisted in the 'Future Place' category of The Pineapples Awards! The £1billion resident-led masterplan for Populo Living will restore the estate into a vibrant neighbourhood in the heart of Stratford. The Pineapples Awards for place recognise built and future projects that make a positive impact on places and people. A development featuring 40% affordable housing and showcasing some of the finest housing architecture in the country was always going to be worth a visit. So, like many others before me, I made my way to Great Kneighton in Cambridge - and it certainly didn’t disappoint. I had the privilege of exploring the development with insights from David Birkbeck, director and judge for the Housing Design Awards (and one of the rare individuals name-checked in the NPPF!). Adding even more depth to the conversation was Lewis Herbert, former Leader of Cambridge City Council. Great Kneighton is a cornerstone of the Cambridge Southern Fringe Growth Area, delivering 2,270 new homes alongside thoughtfully designed open spaces, education, sports, recreation, health, and shopping facilities. While I’ve often heard the term “tenure blind,” this site truly exemplifies what that means in practice—seamlessly integrating different housing tenures without compromise. What struck me most, however, was how the development achieves a housing density of 65 dwellings per hectare without detracting from the residents’ enjoyment of their homes or surroundings. It’s an inspiring example of what can be achieved with vision, collaboration, and great design. At the end of December, Stephen Proctor and Andrew Matthews led the Urban Design module for the MSt Degree Apprenticeship students at the University of Cambridge. Over just ten days, the students explored ideas for a reconfigured neighbourhood centre and defined settlement edge at East Barnwell, which included housing solutions and strategies to foster community cohesion. Study visits to the sustainable new developments at Eddington, Northwest Cambridge, and Great Kneighton provided inspiration for the students’ masterplan proposals. The judges commented: "Hollick & Bucknall House stands as a timeless - and apparently effortless - response to the exquisite landscape in which it sits. While the garden has evolved and developed as a three-decade work in progress, the houses have remained largely unaltered, save for the life - and the stories - that have seeped into nooks, crannies, alcoves and walls." Our team has been working on the project with Urban Splash, Civic Engineers and Made it Together for the past five years. Last week, while attending Domus Social's The Future of Housing Conference in Porto, I had the opportunity to tour some of their interesting public housing projects in the city, including the refurbishment of an apartment building in the historic city centre that has been transformed into much needed new homes for the community. I also visited Alvaro Siza's Bouça neighbourhood to the north of the city centre: an iconic and inspirational example of 20th century urban housing. #Porto

Director Stephen Proctor presented ‘Narratives for Neighbourhoods’ at ‘The Future of Housing Conference’ in Porto. The event formed part of the 20 year anniversary celebrations of Domus Social - the municipal company responsible for Porto's public housing. At the conference we heard from the Secretary of State for Housing, Patrícia Gonçalves Costa, as well as Lisbon City Councillor for Housing and Municipal Works Filipa Roseta and Porto Councillor for Urbanism, Public Space and Housing Pedro Baganha on the challenges of delivering affordable homes across Portugal. Speaking alongside our Associate Professor Husam AlWaer, from the University of Dundee, Stephen discussed how Proctor & Matthews has addressed some of the design challenges of delivering new homes in the UK and Ireland. Together, they shared insights on our approach to crafting narratives that emphasise context, identity and place for each project, to create distinctive places that resonate with local communities. #oFuturodaHabitacao #DomusSocial
