In our '10 Ways to Build Multifamily Housing Better and More Affordably', Way #8 addresses the need for efficient, economical structures. Light wood framing is utilized for the primary structure at most multifamily housing up to five stories in height, due to its cost efficiency relative to other options, such as concrete and steel. To achieve the highest level of efficiency through a reduction in structural complexity, stack the walls and unit plans in the building as much as possible and align door and window openings within walls from floor to floor. Laying out unit plans and building plans on two-foot modules will help to rationalize work on the building during both design and construction, optimize material use, reduce waste, and increase productivity with framing, drywall and other trades. Also, incorporating advanced framing measures (i.e. wall studs and floor joists spaced at 24” o.c.) whenever possible will not only reduce cost and improve productivity, but result in considerably higher thermal performance at exterior walls. It is generally advantageous to orient floor framing with joists spanning across the unit from party wall to party wall, running parallel to the exterior wall. With windows stacked at the exterior wall, this allows for dramatically reducing the amount of header framing at the exterior walls, reducing cost and improving thermal performance. In addition: • Design lower level common spaces with minimal structural spans. • Avoid steel whenever possible. • Avoid structural cantilevers in wood framing. • Coordinate the location of structural steel members when used at a building's lower levels with the layout of plumbing and other systems. Last week, TVA was excited to celebrate the groundbreaking of a new permanent supportive housing development with Clatsop Behavioral Healthcare and Edlen & Company. The new facility will house CBH’s Open-Door program and 32 permanent supportive housing apartment units, making comprehensive behavioral health services more accessible to those who need them. Our team has carefully considered the durability and maintainability of the interior finishes, while also creating a calming, supportive environment. Through trauma-informed design, the team has focused on minimizing potential triggers by thoughtfully addressing elements such as color, natural views, lighting, and spatial layout. TVA is proud to contribute to this important initiative, supporting CBH’s commitment to fostering a healthier community! 🌞 A beautiful day for a project tour of Berry Ranch Apartments in Southeast Portland’s Lents neighborhood where 50 homes are coming to life! 🏡 This incredible 50,045 SF, three-story affordable family housing project, created for ROSE Community Development Corporation in partnership with Housing Development Center and designed by BDA Architecture and Planning, P.C., stands as a shining example of intentional design and the power of community collaboration. A big thank-you to our Walsh team — Craig Leonnig, Nolan Knox, Johnny Moses, and Caitlin Kelley — for their expertise in managing this challenging site along a busy thoroughfare. Their coordination of just-in-time deliveries and outreach to neighboring properties is helping to minimize disruptions and keep the project on track. We are so excited to share that the much-anticipated hollywoodHUB has officially broken ground! This transformative, 12-story building is bringing new life to the revitalized Hollywood Transit Center in Portland's Hollywood District. Once complete, the building will hold 222 affordable housing units, and a range of amenities including a community room, private meeting space, bike parking, and a courtyard. O'Neill Walsh Community Builders (OWCB) is the general contractor, and Hacienda Community Development Corp. (CDC) will provide resident services to support youth and families onsite. A huge thank you to BRIDGE Housing Corporation for the vision and entrusting us to continue our partnership building for you, to Holst Architects for the amazing design, and to Portland Housing Bureau, Metro, and TriMet for supporting the effort.
