We are pleased to announce the completion of our acquisition of the former GSK House in Brentford, a significant milestone in our vision for a sustainable, mixed-use neighbourhood. Having worked closely with the London Borough of Hounslow for over a year, we are preparing a planning application for submission in the second half of 2025. The proposed development will include a diverse range of new homes, commercial spaces and essential community amenities, alongside enhanced access to the adjacent park and river – areas that have been underused for over 20 years. Our design partners, Haworth Tompkins, Studio Egret West, dRMM, Buro Happold, Metropolitan Workshop LLP, Walsh - Structural, Civil & Geotechnical Engineers, Turley and McGregor Coxall, are already developing a masterplan focused on long-term value, sustainability and inclusivity for the local community and future residents. Andy Portlock, Hadley CEO, said: “The acquisition of 980 Great West Road is a landmark opportunity for Hadley, Brentford, and the Borough of Hounslow. For many years, the site has been a key marker for those travelling in and out of West London, yet it hasn’t connected with the local community. Reimagining it is a responsibility we take very seriously. We are committed to delivering on our sustainability pledges and our vision to deliver genuine community-led regeneration across London. It’s an exciting time to embark on a project of this scale. Leah Lang, the Queensland State Government Architect, is leading the government's MMC program for housing. Her team is making some good headway with modular as a method of MMC, particularly to support social housing, key worker accomodation and emergency response. It was fantastic to have Leah join our community practice on Housing Diversity today, hosted at Urbis. The practice includes all the peak and industry bodies across the entire housing system. We discussed where the modular program is heading in the short term, including the Queensland Government’s recent announcement to procure up to 600 modular homes by the end of this year, and where the program and industry might be heading in the longer term as well. While there are some differing views on what more we could be doing in the wider MMC space, and how much of it, we all agree that the program needs to be ambitious and play a key role in our future housing supply pipeline. Leah's energy and enthusiasm for this agenda is inspiring. Thank you for taking the time to join us and for making yourself available to industry. We greatly appreciate it. It’s my understanding that the government will look to go back out to industry for a further EOI opportunity to be involved in the program later this year, and that’s critical to get more industry involvement. The Coreus team recently held its 'London Retrofit Market Update' roundtable discussion. Hosted at the fabulous Home Grown Club - private members, 18 industry leaders that included architects, contractors and funders joined the discussion to assess how ambitious government retrofit targets. Guests at the event explored the challenges, opportunities, and strategies for retrofitting buildings in London and looked at how this is aligning with the city’s sustainability goals, carbon reduction targets, and housing needs. Coreus has recently opened its offices in London and has ambitious plans, working with city leaders to support construction projects and improve sustainability outcomes for buildings in the city. As part of the Council on Tall Buildings and Urban Habitat (CTBUH) conference, we held a panel discussion in our London office that posed the question “Redefining obsolescence in the built environment – opportunity or challenge?”  Chaired by Buro Happold’s UK Market Leader/Partner, Emily McDonald, our external panel included Nick Brindley, Partner at Gerald Eve, Leanne Tritton, Co-Founder of Don’t Waste Buildings, Paul Williams, Chief Executive of Derwent London, Kerstin Kane, Principal Planning Officer of City of London and Joe Morris, Founding Director of Morris+Company. The evening provided an opportunity to reconsider how we perceive and manage the lifecycle of our built environment. As buildings age and new technologies emerge, we ask ourselves: Can we transform the inevitability of obsolescence into a catalyst for innovation and sustainable growth? Does redefining what constitutes an obsolete building open new avenues for adaptive reuse, energy efficiency, and urban revitalization? Or does it present significant challenges that complicate our efforts to maintain and upgrade the infrastructure of our built environment?       Overall, there was optimism and enthusiasm for the future.
