The redevelopment of 1-4 Kingly Street and 3 Kingly Court designed by Rolfe Judd Architecture for Shaftesbury Capital PLC is now complete, involving the refurbishment and extension of four buildings, with the aim of creating unified, high-quality office spaces on the upper floors while retaining the bar and restaurant uses of the ground floor and basement. The works focused on enhancing the quantity and quality of office space, responding to the needs of the Carnaby Estate by upgrading the existing buildings to contemporary standards. A key driver was the desire to provide level access throughout by introducing a new lift core and levelling the floor slabs which was challenging given the variety of façade styles across the site. We are happy to share that The Triangle Site at East Ferry Road has been approved by the London Borough of Tower Hamlets. This scheme will provide 26 new residential homes ranging from one bedroom to four-bedroom apartments-and among these, 10% will be wheelchair accessible or adaptable and 18.3% will be affordable-; and 81 sqm of valuable flexible commercial floorspace at the ground floor. It will provide a positive contribution to LBTH housing targets, removing a vacant derelict site, and optimising brownfield land within an urban location. Emphasis is placed on sustainability, with a car-free design, ample cycle parking, and sustainable urban drainage features. The scheme aims to achieve a BREEAM ‘Excellent’ rating through sustainable design features and energy-efficient systems along with a significant reduction in carbon emissions, surpassing regulatory standards by 78.72%. It will also incorporate elements to enhance biodiversity, including additional trees, green walls, biodiverse green roofs, and habitat creation, with a targeted biodiversity net gain of 130%. It has been fantastic to be part of the Merton Sites’ team, who have combined efforts to achieve a multimillion-pound investment from the Mayor of London to support the building of the borough’s first new council homes in a generation. The schemes were previously approved in August 2023 and included 22% affordable housing across all sites. The project team submitted applications to amend under Section 73, all four of which were approved unanimously at Merton Planning Committee, which we propose to increase to 100% affordability. These are great news for all the teams involved in the project, and the Merton community, as they will provide affordable spaces for people to live, addressing the pressing need for housing in London. It is fantastic to be shortlisted for the NLA #NewLondonAwards2024, in the Healthcare category with the Pears Maudsley Centre for Children and Young People for the South London and Maudsley Hospital. Developed by the South London and Maudsley NHS Foundation Trust in partnership with King's College London and the Maudsley Charity, and designed by IBI Group, it will deliver 9,662ssqm of new healthcare floorspace. The Centre will provide comfortable spaces including diagnostic facilities; collaboration hubs; outpatient consultation spaces; research and office space; inpatient bedrooms and therapy spaces; flexible activities spaces including games room. This is a unique project with the ambition to be world-leaders in mental health care and treatment and to ultimately halve the time it takes to discover new treatments to help children and young people with mental health difficulties. The new Chancellor - Rt Hon Rachel Reeves and Deputy Prime Minister - Angela Rayner visited Berkeley Homes’ Oval Village regeneration scheme the day after the election result. This visit highlighted the new government’s commitment to delivering new homes and a greater focus on brownfield development. Oval Village, in the London Borough of Lambeth, is a really good example of a regeneration scheme, realising the potential of a brownfield land in central London and the visit highlighted the importance of such high quality schemes for the country. Over the past 8 years Berkeley Group Plc have worked with Lambeth, Rolfe Judd Architecture and Rolfe Judd Planning, Formation Architects, GRID Architects and Waterman Group’s engineers to bring this masterplan to reality. Comprising of affordable and for sale housing, and over 170,000 sqft of mixed used commercial space, this is a true mixed use and mixed tenure scheme. It delivers infrastructure for the existing and new sustainable community in the form of energy, public realm and amenity. Rolfe Judd Architecture’s design of the No.1 Gas holder is set to become the pivotal component of the regeneration, refurbishing this iconic asset. Rolfe Judd have been part of the local community for over 50 years and we are immensely proud of giving new life and purpose to this historic structure that is only a stone's throw away from our office. We look forward to continuing to work with Berkeley Homes and Lambeth to complete the project and we hope the Chancellor and Deputy Prime Minister continue to keep an eye on the scheme to see how residential led development can reinvigorate and benefit local communities.
