MEET THE 10 RIVER PROJECT TEAM Chris McCue, Managing Director Carr What do you like most about the design of 10 River? The design language mediates the scale of the Como development to the site’s West down to the domestic residential scale of Tivoli Road and whilst it is clearly a commercial building it manages to speak to each interface through the architecture. What do you think will be the biggest challenge, and how will it be solved? Raising the ground floor above the street level as a requirement of the permit was a challenge that makes for an interesting ground plane but has been utilised as an asset to the development through the sense of elevation that it generates. What are you most excited about for this project? The boutique scale of development and the contribution to the public realm as a revitalising catalyst for River Street is unique in South Yarra. Our driver from the beginning was to knit this building architecture into the fabric of South Yarra. Favourite spot in South Yarra? Maker At Como for great coffee and people-watching. In your opinion, what feature or aspect of the design will make 10 River one of the most sought-after workplace addresses? Biophilia is a key attribute of the design on each floorplate, the relatively low-scale nature of the building speaks to South Yarra as a village precinct in parts where I expect 10 River will prompt further activation of back-of-house streets and laneways in Stonnington. This article is critical for two reasons: 1) Organizational leaders have FINALLY acquiesced to the fact that - despite their staunchest #RTO efforts, #wfh is here to stay, and there is nothing at all to be done about that. 2) As I have said in a variety of posts and comments on trending articles: converting vacant office space to residential in order to improve tax revenue, alleviate the #housingcrisis, and bring down the cost of living for the entire city - all at the same time - is going to be invaluable for the city as a whole. Concept design for 2 X new build buildings for investor client. 6000 sqft over 2 floors - Retail Ground, Office Upper unit to front of site and 6000 sqft over 2 floors children's nursery on Yorkshire site. The sharp eyed will also pick up on the de-risk/ potential secondary exit for 2 years down the line for the first floor offices..... You might think that this is where I started with the design and worked back.... The nod comes after meticulous revisions and alterations to the original 1999 application, aligning it with the requirements of city planning officials. 🔥 Initially conceived in 1999 as a proposal for a 50-meter commercial building at 396-416 Docklands Drive, the revised application envisions a dynamic mixed-use precinct featuring two triangular podiums – one on the east and one on the west – accompanied by a total of five towers. We are proud to have received recognition at this year's NAIOP NC Conference as the Adaptive Reuse Project of the Year for Camp North End - Buildings 201 Camp & 701 Keswick 🏆 As the next phase on the Camp North End campus, these buildings continue the dedicated effort to transform and preserve a significant portion of North Charlotte’s history. ----------- The original building, dating back to 1942, was constructed by the Army and used to produce and store supplies for WWII. Today, the building will be used for office space (featuring a 70,000+sf contiguous space on a single level with mezzanines), retail, restaurants, and events. What makes this project unique is its focus on the social, cultural, environmental, and health & well-being impact it has on the surrounding community. One guiding principal the team valued as part of the design was the need to break down the scale of these massive buildings to facilitate better flow and connectivity with the surrounding neighborhood. The extension of Keswick Avenue provides a direct pathway from east to west through the site for better compartmentalization of the space. Where portions of the existing buildings were removed, the concrete, steel, and wood structure were left in place to express the elements of the decades-old structures. Elevated walkways around and throughout the buildings allow for an easy indoor/outdoor experience, further emphasizing the overall neighborhood connectivity. A unique aspect of the 701 Keswick portion of the project features four different pavilion designs derived from the winners of ATCO’s “Black Architects Competition” that was held during the design process. These designs were translated into new small retail and restaurant spaces using a mixture of reclaimed and new materials and ultimately offer unique opportunities for new retail and restaurant concepts. ➕ Camp North End - 201 Camp + 701 Keswick @atco | @dprconstruction
